Property Management
1. Preparing reports on the performance of the property, providing feedback and discussing any inquiries or concerns with the owner
2. Coordination with the department of Leasing, Marketing and Facilities management to prepare reports, provide feedback, discuss the owner’s inquiries and concerns, and achieve comfort for tenants and customers.
3. Administer and enforce all the terms and conditions of the leasing agreements, in compliance with UAE laws and provide copies of the executed agreement
4. Manage and resolve conflicts with tenants, including documentation and keeping records of all communication with tenants on issues and complaints and resolutions
5. Terminate tenancies and service notices as appropriate, recover possession of premises recover rent and other sums due
6. Our company has a customer service centers in Abu Dhabi city and customer service staff who speak Arabic and English are available 24/7 hours a day to answer all real estate inquiries.
Facility Management
Middle World takes all measures to ensure mainting the condition of the property and all systems installed in it a good operational condition throughout the property management period which ensures extending the life of the property to the maximum, through a specialized and experienced team in the field of facilities management for a period of more than ten years, they have been present in the company’s branches in Abu Dhabi, also through contracting with qualified contractors in the implementation and followup of facilities management works with high quality and within the requirements and international standards in this field.
Agency (Sales & Leasing)
1. Monitor vacancy levels in the building
2. Market vacant space within the building with a view to attracting prospective tenants.
3. Arrange viewings of the premises within the building for prospective tenants.
4. Negotiate, finalize and execute non-binding heads of terms for New Lease matters and issue the relevant Template Leasing Documents to the prospective tenants.
5. Negotiate and work with the owner’s legal advisor to finalize relevant template Lease Documents for New Lease matters and present the same to the Owner for execution.
6. Manage and co-ordinate third-party leasing agents and respond to their inquiries and requests and provide them with details of available units w/in the building available for leasing, including the proposed rental rates.
7. Tawtheeq administration (issuing, amending, canceling of Tawtheeq contracts to tenants).
8. Maintain & Monitor Tawtheeq related details for the properties being managed and submit to the Landlord/Owner monthly/quarterly based periodic reports on the property units and status.
9. Notify the property management department upon becoming aware of any potential or actual surrender, forfeiture, or other termination of a lease agreement.
10. Lease with tenants, handover lease agreements, and attend procedures to restore these building, including handover of keys and clearances.
